GENERAL MEMBERSHIP MEETING- 1/19

 

❄️ INCLEMENT WEATHER POLICY ❄️

In the event of inclement weather, all classes scheduled that day will be canceled if Clarksville-Montgomery County Schools are canceled. If this cancellation occurs more than 24 hours before the scheduled start time you will be notified via email. If it is less than 24 hours, you will be sent a text message from the CAR number.

 

CHRISTMAS CARD COLLECTION 

Don't trash your Christmas Cards! We are still accepting the fronts of your recycled cards (except for Hallmark, American Greetings and Disney, which we are unable to donate due to copyright laws). Each year we donate recycled cards to St. Judes Ranch for Children

 

PROPERTY MANAGEMENT SURVEY 🏘

We are partnering with the Property Management Association of Clarksville (PMAC) to begin tracking rental statistics. If your company manages any single or multi-family rentals, please complete this survey so we begin tracking units & occupancy rates! 

 

DAY ON THE HILL- 2/8

You do not have to attend TNEX to attend the Tennessee REALTORS® Day on the Hill. If you are attending TNEX, you may register for Day on the Hill via your TNEX registration. If you are not attending TNEX, you may register for Day on the Hill separately. There is no cost to attend Day on the Hill, however, you do have the option of purchasing a box lunch for $15 upon registration.

 

YPNU: VISION BOARD WORKSHOP-1/13

Grab your team/friends and join YPN as they host their first YPNU of 2023! What better to start the year than putting your goals on paper... in a CREATIVE way! 

 

ALL materials are include. Lunch also included! 

For a successful Vision Board party, we need magazines.  Lots and lots of magazines!  The next time you're cleaning off a bookshelf or a pile of unread magazines, please consider throwing them into your car and bringing them up here to the CAR office.

 

If you get a little crazy and host a collection at your office, we will be happy to come and pick them up from you!

Earnest Money Disbursement

 

Q: I have an earnest money disbursement issue.  The seller has signed the release so I can return the earnest money to the buyer, but the buyer refuses to sign it stating they will see legal action and have been advised by their attorney not to sign the form.  My 21-day period has now expired.  Do I send it back to the buyer under to the terms of the contract or release it to interpleader?

 

A:  Either action is appropriate. 

TREC Rule 1260-2-.09(6) outlines how a broker may distribute earnest money funds.  It states as follows: “A broker may properly disburse funds from an escrow or trustee account: (a) upon a reasonable interpretation of the contract which authorizes him to hold such funds; (b) upon securing a written agreement which is signed by all parties having an interest in such funds, and is separate from the contract which authorizes him to hold such funds; (c) at the closing of the transaction; (d) upon the rejection of an offer to purchase, sell, rent, lease, exchange, or option real estate; (e) upon the withdrawal of an offer not yet accepted to purchase, sell, rent, lease, exchange, or option real estate; (f) upon an interpleader action in a court of competent jurisdiction; or (g) upon the order of a court of competent jurisdiction.”
