SEPTEMBER IS REALTOR® SAFETY MONTH!
|
REALTORS® face job-related risks every day. Being aware of potential dangers and taking precautions will help you avoid risky situations. In an ongoing effort to keep safety top-of-mind for our members, the National Association of REALTORS® and Clarksville Association of REALTORS® dedicate September as REALTOR® Safety Month. The goal: Reduce the number of safety incidents that happen in the industry, so each of our members makes it home safely every night.
To accomplish this goal together with you, we must improve the Safety Culture in the industry by raising awareness, following safety protocols, and encouraging all REALTORS® to stay vigilant on the job. To get started, here are 5 Safety Action Items for REALTORS®:

The safety of our members is PRIORITY! CAR has launched a *new* FREE service for all REALTORS®. The number of crimes and murders committed against real estate professionals continues to increase every year. This is why all real estate professionals should put their safety first and use the SafeShowings app. The mission of SafeShowings is to deter criminal behavior against Real Estate Professionals, Home Owners, and Clients.

Open Period for Nomination By Petition Per the CAR Bylaws, additional candidates for the above offices and seats can be added by petition. The petition for nomination must be signed by 20% of active voting membership and received by the CAR office no later than September 30, 2022. Total membership as of the date of notice is 1,335.
Election Period After the nomination by petition period has completed, the Election Committee will be appointed and will establish the final ballot and set the dates of the election. We will conduct the election via electronic vote through AssociationVoting.com. Complete instructions will follow.

Join our Diversity Committee as they start a new book, The Latino Threat by Leo R. Chavez. CAR will provide you with the book! The book club meets the first Monday of every month for discussion at CAR or via Zoom. Book will be provided for you!

Waiving Appraisal Contingency
Q: If a buyer is getting a 20% conventional loan on a contract and waives the appraisal contingency and the appraisal comes back below the purchase price, does that affect financing?
A: IF a buyer waives the appraisal contingency, they cannot then use failure to appraise as basis for loan denial and exercise the financing contingency. So, in practicality, the buyer would then be responsible to cover the amount the lender will not finance or be in default of the contract.
